Income/Employment:
Each “ Applicant” applying for an apartment must be employed fulltime for a period of 12-consectutive months, or within the same job field and earn a gross income equal to (3) three times the monthly market rate of the apartment being leased. Acceptable income verification required:
Previous Four (4) consecutive paycheck stubs, previous year’s tax statement filed with the IRS and supporting documentation such as W-2 or I9. We will not accept phone screen shots from cash cards as proof of income. In the event of job change for applicants employed less than 12 months, the previous employment will be verified, and the applicant must provide a copy of an employment contract or written offer letter that has been certified from the new employer within the same field of work. Applicants moving from out of state must provide an employment acceptance letter from their employer showing their job/employment is being transferred, or certified documentation showing they have accepted employment within the same job field with a new employer.
Self-employed applicants will be required to provide the previous year’s tax return and supporting documentation filed with the IRS such as an I9.. Proof of retirement benefits, disability income or full-time student status is required. Income reported from Temporary Employment Staffing Agencies, Door Dash, Uber, or cash income not reported to the IRS will not be accepted
Student Applicants must provide evidence of enrollment and must either meet the requirements above for Applicants or have a Lease Guarantor as explained below.
Housing allotment through colleges, universities, and student loans is not accepted as a source of verifiable income. Unemployment benefits are not accepted as a source of verifiable income.
Credit History:
An unsatisfactory credit report can disqualify an applicant from leasing an apartment home from this community. An unsatisfactory credit report is one which reflects past or current bad debts, late payments or unpaid bills, money owed to another apartment community, eviction, liens, judgments, or bankruptcies. The Lease Administration Fee and advertised rent specials are subject to change based on the applicant’s credit, rental, and employment
Residence History:
At least one (1) year of rental history will be verified on present and previous residence. A positive record of prompt monthly payment and no breach of lease, damages, judgment, or eviction is required. For Applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution. First time renters will not be denied based on not having rental history but may be required to pay a higher Lease Administration Fee and monthly rent than the current market rate. The Lease Administration Fee and advertised rent specials are subject to change based on the applicant’s credit, rental, and employment
Criminal History:
A criminal background check will be run on all Applicants and will be reviewed in accordance with applicable laws.
You agree that the lease shall be terminated in the event that you, after moving to the property are convicted of a violent crime, an offense of sexual nature or are labeled as a registered sex offender or predator and/or appear on the list of known terrorists and wanted fugitives.
Note: This requirement does not constitute a guarantee or representation that residents or occupants residing at this apartment community have not been convicted of a felony or are not subject to deferred adjudication for a felony.
